James J. Dozier to George L. Robards - 2 Lots and 3 Tracts

In 1822, James Dozier, having numerous debts, transferred ownership of 2 Shepherdsville town lots (#38 & #53) along with three small tracts that adjoined the town to George Robards in exchange for Robards assuming responsibility for Dozier's listed debts.

This indenture made this 18th day of February 1822 between James J. Dozier of the county of Bullitt and state of Kentucky of the one part and George L. Robards of the same county and state of the other part.

Witnesseth that he said James J. Dozier for and in consideration of and for the purpose of paying the following debts due by the said James J. Dozier to wit: to John Beckwith, $500; George W. Ward, $485; Michael Mullen, $81; William Greathouse, $34.50; the Commonwealth, $450; Weir Tilford, $100; Abraham Field Jr., supposed $50; James Caldwell, $60; Mathew Willson, supposed $170; James Densford, $444; Elisha James, $140; William Jones, $100; and Rodolphus Buky, $100 in silver; and William Farquar, $137; hath granted, bargained and by these presents doth grant and bargain, alien, release and convey to the said George L. Robards the following lots and parcels of land in and adjoining the town of Shepherdsville, viz.

Lots number 38 and 53 in the new plan of said town conveyed by George Beeler and wife and Hannah Stansbury to the said James J. Dozier by deed bearing date the 20th day of July 1821.

Four acres of ground adjoining said town and bounded as follows. Beginning at a stake the northwestwardly corner of a four acre lot conveyed by Adam Shepherd to John Beckwith, thence with his line S 83 1/2° E 417 feet, 8 inches to a stake, thence N 6 1/2° E to a stake in McDowell's line, thence N 83 1/2° W 417 feet, 8 inches to a stake, thence S 6 1/2° W to the beginning, conveyed to the said Dozier by Adam Shepherd by deed bearing date the 29th day of August 1818.

Two and a half acres of ground also adjoining said town conveyed to the said Dozier by Peter Sweets by deed bearing date the 12th day of December 1820 and bounded as follows, viz. Beginning at a point 80 feet North 6 1/2° E from the northwest corner of lot No. 11 in the new plan of said town, thence N 6 1/2° E 198 feet, 10 inches to a stake, thence S 83 1/2° E the course of the town lots 477 feet, 8 inches to a stake, thence S 6 1/2° W 198 feet 10 inches to a stake standing N 6 1/2° E 80 feet from the northeast corner of lot No. 14, thence N 83 1/2° W 477 feet, 8 inches to the beginning.

A tract supposed to contain four acres conveyed by Benjamin Hughes and wife to said Dozier by deed bearing date the 24th day of October 1821 and bounded as follows. Beginning at a stake standing N 6 1/2° E 80 feet from the northwestwardly corner of lot No. 1 in the new plan of said town, thence N 6/1/2° E 23 1/6 poles to a stake, thence S 83 1/2° E 27 poles to a stake, thence S 6 1/2° W 23 1/6 poles to a stake, thence N 83 1/2° W 27 poles to the beginning.

To have and to hold the said lots and parcels of land with all the appurtenances to him the said George L. Robards for the purpose before mentioned. And the said James J. Dozier covenants and agrees to warrant and defend the said lots and parcels of land to any person or persons to whom he may sell and convey agreeably to the true interest and meaning of these presents from the claim o claims of all persons whatsoever. In testimony whereof the said James J. Dozier hath hereto set his hand and affixed his seal on the day and year first written. (signed) James J. Dozier
